Overview:
As a Real Estate Coordinator of the Infrastructure team at LX Pantos, you lead the property search, negotiation, and transaction process. Your responsibilities include all activities related to site selection and lease negotiation in both existing and new markets. You will achieve the target number of potential sites by implementing the growth strategy and analyzing market studies, predictive proformas, operating results, and industry trends. Additionally, you will manage a network of independent brokers and legal support to ensure effective site selection and lease execution.
Key Responsibilities:
- Prepare market studies, evaluate proforma P&L, create site presentation packages, and generate reports to meet company standards.
- Manage a nationwide broker network.
- Negotiate lease agreements for property acquisitions with brokers.
- Review and revise lease documents with the legal team for each transaction.
- Attend departmental and industry meetings and events.
- Support the growth of the business sales team.
- Manage and negotiate a portion of annual lease renewals.
- Identify and implement sales and leasing trends across various cities to meet company goals.
Qualifications:
- Bachelor’s degree required, preferably in Business, Real Estate, Engineering, or a related field.
- Equivalent experience in commercial real estate, building management, or construction may be accepted.
- At least 3-5 years of experience in corporate site selection, commercial brokerage, or retail development.
- Bilingual in Korean and English is required
- Strong communication and interpersonal skills.
- Proficient in Microsoft Office (Word, Excel, PowerPoint).
- Preference for candidates with CAD skills or a real estate license.
