SEEKING MAINTENANCE MANAGER TO MAKE A DIFFERENCE IN RESIDENT'S LIVES - MUST BE LOCAL TO THE AUSTIN AREA

Work with our small but terrific property management team in a fast-paced environment where your opinion, ideas, and input will be both welcome and invited. The spring/summer is our busy season, so the work gets hands-on, fast-paced, and high stakes. We cool down in the fall when you will be taking on special projects and improving processes to make the busy season more efficient.

This position entails an exceptionally high level of detail-oriented project management responsibility—proactively tracking many requirements and activities, moving quickly, and pivoting in response to issues. By nature you are a monster of details, organization, efficiency and getting things done. You do not drop balls. You will need to prioritize, communicate, and execute with confidence to provide quality service for our clients and tenants.

The Maintenance Manager is responsible for making sure that all maintenance—whether routine, requested by a tenant, or a make ready during a tenant turnover—is performed successfully and on deadline. You will not be performing the work yourself; you will be working closely with outside vendors to ensure work is completed.

Responsibilities:

Primary responsibilities include, but are not limited to:

  • Assess maintenance requests, troubleshoot where appropriate, dispatch as needed and follow up through completion
  • Manage all aspects of property make readies (repairs and maintenance in between tenants), such as evaluating inspections, assigning work orders, managing schedules, following up on work, and performing quality control
  • Phenomenal customer service: Stay in close communication with clients and tenants about repairs issues and proactively provide updates to them
  • Update procedures and documentation to streamline make-ready processes
  • Answer phones, respond to emails and texts, and prepare reports communicating and coordinating with clients, vendors, and the property manager
  • Review periodic inspection reports and dispatch vendors when needed
  • Develop and maintain strong relationships with repair and maintenance vendors
  • Visit properties to conduct various types of walkthroughs, some with tenants, some without.
  • Field work: Place/remove lockboxes and lockboxes; deliver notices; pick up mail, etc.

Qualifications:

  • Project management experience, such as delegating and tracking work, tracking enormous amounts of details, ensuring accuracy, and meeting tight deadlines.
  • EXTREMELY detail-oriented (10/10), quick, and efficient with strong prioritization skills
  • Unbelievably organized—your brain just works that way
  • Able to multitask and prioritize daily workload - can work on multiple projects at once
  • Excellent computer skills and ability to quickly learn and use new technology to multitask in a fast-paced work environment (we use tools including Google Workspace, project tracking software and property management software)
  • Strong sense of work ownership and tenaciousness/persistence, with followthrough and follow-up
  • Clever and resourceful, exhibiting strong common sense and high initiative in solving problems
  • You enjoy working at a desk vs going out and doing the repair work yourself
  • Property, maintenance, or construction management experience a big advantage (but not strictly required)
  • Reliable computer, internet and smartphone for work and video meetings
