Job Description

At Percy, we’re dedicated to connecting talented professionals with exceptional career opportunities. We're currently partnering with a dynamic and growing organization seeking a proactive and strategic Director of Operations to oversee an impressive portfolio of approximately 8,000 units across multiple states, including Ohio, Maryland, Illinois, Michigan, New York, and Pennsylvania. This role involves managing a diverse portfolio encompassing stabilized assets, lease-ups, and receiverships.

If you are a polished leader with strong regional management experience, thrive in environments that demand proactive problem-solving, and have experience with diverse property types (especially Class B and C), this might be the ideal next step in your career.

What You'll Do:

  • Provide strategic oversight and leadership to a team of four regional managers.
  • Manage a portfolio of approximately 8,000 units across 20 properties.
  • Ensure performance objectives are met across stabilized properties, new construction lease-ups, and receiverships.
  • Collaborate directly with executives and comfortably communicate with investors and stakeholders.
  • Frequently travel to properties, approximately 50% of the time (typically every other week).

What You'll Get:

  • Highly competitive compensation: $135,000-$150,000 annually, based on experience.
  • Guaranteed 15% annual bonus (not performance-based).
  • $400 monthly vehicle stipend and $100 monthly phone stipend.
  • American Express provided for travel expenses.
  • Relocation assistance available ($3,000-$5,000).
  • Opportunity to work directly with the CEO and President, influencing major operational strategies.

Ideal Candidate Profile:

  • Minimum 2 years’ experience at the Director or VP level overseeing multiple regional managers.
  • Proven experience managing at least 5,000 multifamily units, with a preference for Class B and C asset experience.
  • Familiarity with Maryland housing regulations is advantageous.
  • Demonstrated ability in turning around challenged portfolios and managing large assets.
  • Proficiency with RealPage is strongly preferred; experience with AI leasing tools (e.g., Elise AI) is a significant plus.
  • Polished, energetic, and strong leadership presence with excellent presentation skills.

Percy is a third-party recruiting firm representing our client's hiring needs. If you are proactive, driven by results, and ready to make a substantial impact, we would love to hear from you!

We look forward to reviewing your application!
