Job Description

Baceline Group is the largest owner and operator of small-format, necessity-based Neighborhood Shopping Centers across the United States. We are seeking to fill the position of Capital Projects Manager to join our Construction Management team. This position will report to Baceline's Director, Construction Management and will work closely with the Property team, Acquisitions team, and Regional Managers.

Responsibilities

The ideal candidate will have construction management or project management experience, an understanding of various building systems, and strong organizational and time management skills. As a Capital Projects Manager, you will be responsible for:

  • Understanding & Comprehension of Building Systems: Possess general knowledge of building systems such as roofs, facades, HVAC, and parking lots, with the ability to identify roofing systems, review HVAC reports for maintenance recommendations, and assess project scopes for all building systems.
  • Regional Cap Ex Budget: Collaborate with Regional Managers to assess project needs, obtain and evaluate bids, prioritize capital requests, and report budget variances.
  • Execute Cap Ex & Sustainability Projects: Oversee budgeting and performance of regional projects, manage bid collection and verification, maintain documentation in Salesforce, distribute AIA contracts, coordinate schedules with vendors, request final walkthroughs and photos, and manage payment processing and project closeout.
  • Own Physical Due Diligence Process: Manage inspection requests and deadlines for timely reports, review and clarify inspection findings, update internal tracking systems with pricing, create a capital budget based on inspection results, and finalize documentation in Salesforce post-closing.
  • Due Diligence Key Action Items: Coordinate the completion of all Due Diligence Key Action Items and Year One Startup Costs, while providing progress updates to the Regional Director and relevant stakeholders as needed.
  • Establish & Maintain Regional Vendor Relationships: Identify and establish relationships with local, affordable, accredited vendors, ensuring timely and consistent bidding while negotiating bids as necessary across the territory.

Desired Qualifications

  • 1-3 years of construction management experience or related experience
  • General knowledge of building systems (i.e. roofs, facades, HVAC, and parking lots)
  • Strong time management skills, attention to detail, and excellent communication abilities

Salary Range

$60,000-$75,000/year based on experience
